Buying a second property in Singapore: how much ABSD you pay
On top of buyer’s stamp duty (BSD), a second home attracts additional buyer’s stamp duty (ABSD):
| Buyer | 2nd home | 3rd home and after |
|---|---|---|
| Citizen | 20% | 30% |
| PR | 30% | 35% |
| Foreigner | 60% | 60% |
In dollars
| Price | BSD | ABSD, citizen (2nd) | ABSD, PR (2nd) |
|---|---|---|---|
| $800,000 | $18,600 | $160,000 | $240,000 |
| $1,500,000 | $44,600 | $300,000 | $450,000 |
| $2,500,000 | $94,600 | $500,000 | $750,000 |
Upgrading? You may get it back
Married couples with at least one Singapore citizen who buy their next home before selling the current one can pay the ABSD and then claim a refund, if they sell the first property within 6 months. The timing rules are strict, so plan the sale before you sign.
Joint purchases
When two people buy together, the higher of their ABSD rates applies to the whole price.
Paying
Stamp duty is due within 14 days of signing, so budget for it separately from the downpayment.
