MOP: Minimum Occupation Period
How long you must live in your HDB flat before you can sell it. Five years for most flats, ten for Plus and Prime flats.
The MOP is the minimum time you must live in your flat before you can sell it, rent out the whole flat, or buy a private property while keeping it.
For most HDB flats and for ECs, the MOP is 5 years. Plus and Prime flats have a 10-year MOP. The clock starts when you collect the keys, not when you book the flat.
“Hitting MOP” is a big moment for many owners: it is when upgrading to a condo or cashing out on the resale market becomes possible.
